Since Peach’s inception more than 25 years ago under the direction of Ron Schwabe, Peach has developed over 2,400 residential units, more than 600,000 sq.ft of commercial space (half being historic re-use projects).
This development experience totaling over $155,000,000 in projects, geographically dispersed over 5 western states, and including a wide spectrum of products from single room occupant (SRO) residential to self storage, office, retail, historical re-use etc. cast the foundation for Peach’s current business model. This model incorporates an earnest appreciation for the power of ‘development focus” along with Dorothy’s revelation (with Toto in the basket clicking her heels) that there is “no place like home…” and Peach’s home is Southern Arizona.
Bookman’s Building
This property was originally Arizona’s first “Piggly Wiggly” market, potato chip maker, and liquor store and more recently Bookman Auto supply store, Peach converted Bookman’s into a Mixed-Use Property in the mid-90’s located at 6th St. and 6th Ave. The original structure was built in 1929, the building consists of 14,300 sq. ft. Peach’s involvement included property acquisition; reuse planning, all building renovation, conversion, lease up and operations.
Wildcat Self Storage-Work Shops
Built between the 1920-1940, a portion of this property was originally constructed as auxiliary barracks during WWII, and then for 60 years served as the main plant for Arizona Sash & Door. Converted to Wildcat Storage / Work Shops in 2004, located at 657 W. St. Mary’s Rd and consisting of 62,000 sq. ft. Peach’s involvement included property acquisition, conversion plan, construction, initial lease up and operations.
Hussar Live Work Studios
This building was originally built in 1922 as the Lim market, one of Tucson’s original Chinese grocery stores. From the mid 50’s it was the Hussar Electric Building, which Peach converted to Live Work Lofts located at 103 N. Park Ave in 2004. The property consists of 7,000 sq. ft. Peach’s involvement included property acquisition, conversion plans, construction supervision, along with initial lease up and operation.
Geronimo Mixed Use

The property, formerly Geronimo Hotel was converted into a Mixed-Use Commercial property in the mid 80’s located at 800 E University Blvd at Euclid Ave. It was built in 1927, and consists of 14,000 sq. ft. Peach’s involvement included market planning, redevelopment design, and securing of state historical certification.
Steinfeld Manor

The property, formerly Steinfeld Residence was converted to Office Use located at 300 N. Main St. It was built in the1890s, renovated in the mid 80’s and consists of 9,000 sq. ft. Peach’s involvement included market studies; reuse, design, financial packaging, and securing of state historical certification.
Manning House

The property, formerly The Manning House, was converted to Office Space / Restaurant use located at 450 W. Paseo Redondo. It was built in 1890s, converted in the early 80’s and consists of 17,200 sq. ft. Peach’s involvement included market studies; reuse and design, financial packaging, and securing of state historical certification.
Firestone Building
This building originally built in the 1930’s for Paulin motors and later occupied for many years by Firestone Tire Co. was converted by Peach in the mid 90’s to Offices and Retail located at 439 N. Sixth Ave and consisting of 32,000 sq. ft. Peach’s involvement included property acquisition, total conceptualization and re-development construction along with leasing and operations. The Firestone building was a contaminated property (underground leaky storage tanks); Peach through the Federal “Brown Fields” program remediated the soil and water aquifer under the building. Wells used to sparge the aquifer are now used for landscape irrigation (all evaporative-cooler water) at the property.
Tooley’s Building
The property, formerly the Haskel Linen Building, was converted to Offices and Retail located at 299 S. Park Ave. It was built in 1940s, and converted in the late 80’s and consists of 12,000 sq. ft. Peach’s involvement included conversion of the property from laundry use into offices, retail shops and restaurant.
Herbert

The property, formerly Herbert Retail Plaza, was converted to 12 Residential Units located at 1215 E. 5th St. It was built 1930s, converted in the early 90’s and consists of 8,500 sq. ft of 12 residential units. Peach’s involvement included property acquisition, conversion of plans, construction and leasing management.
South 6th Live Work Spaces
Originally Tucson’s largest blacksmith shop and more recently the Army Surplus Building, was converted by Peach in 2004 to Live-Work Spaces located at S. 6th Ave. and 23rd St. It was built from 1921 to the 1950s, and consists of 11,000 sq. ft. Peach’s involvement included property acquisition, conversion plan, construction, lease up and initial operations.
DeWitt Building
The property, formerly O’Reilly Car Dealership and later Arizona Glass, was converted to DeWitt Furniture Store located at 415 N. 6th Ave. It was built in 1922, converted by Peach in 2000, and consists of 26,400 sq. ft. Peach’s involvement included property acquisition, and redevelopment.
44 Broadway
The property, formerly Federal Court Annex, was proposed to be converted to 30 Residential Lofts & Retail located at 44 E. Broadway. It was built in 1979, and is now under development by others. It consists of 44,532 sq. ft. Peach’s involvement included property assemblage and original concept design.
One North Fifth Apartments
The property, formerly the Martin Luther King Public Housing facility, was converted to 96 market rate and affordable apartments. It was built in 1969, converted in 2008. Peach’s involvement included full development from assembly/concept to construction, supervision, and operation. Peach also negotiated a tri-party development agreement with City of Tucson, which included a 286-space underground parking structure.
One North Fifth Commercial
The development consists of 8,900 sq.ft of New Free standing commercial space on Congress at 5th Ave. It was the first retail construction built on Congress since 1952. Peach’s involvement included full planning/development of building, and current lease up and property operations.
The Scott
Built in the early 1900’s as Scott Ave. Retail and Doctor’s offices, the property has been used only for offices for the last 50 years. It is located at 64 E Broadway Blvd, consists of 2 buildings of 10,800 sq. ft, and is being converted back to retail and office space. The construction will be completed in 2009. Peach provided acquisition, planning, and rehabilitation supervision. The project also received a $125,000 matching façade grant from the City of Tucson.
Market Inn
This property is located at 403 N. 6th Ave originally as a market and grocery. It was more recently occupied by Arizona Glass and Mirror Co. converted back to its historic condition for gallery and office space. It consists of 14,000 sq.ft, was built in 1894-1914 and converted/rehabilitated in 2009. Peach’s involvement included acquisition, conceptual reuse plan, supervision, and all construction and is currently providing leasing and operating duties. Peach has installed roof solar panels at this property, which provides all common area electricity.
South 4th Ave Live Work
This property located at the southwest corner of South 4th avenue and 23rd street was one of Tucson’s first multi tenant strip retail centers. Built in the early 1950’s and consisting of 16,500 sq.ft, the property was originally occupied by 12 retail businesses. In 2006 Peach converted this partially vacant and condemned building into 16 live work spaces. Peach’s involvement included acquisition, conceptual reuse plan, supervision, and all construction, leasing and operating duties.
